Is it necessary to study English before moving in? What level of English proficiency is required to move in?

Anyone can move in, regardless of their English proficiency! Our residents have a variety of goals, including those who “want to live here for a short period before studying abroad,” those who “are self-studying English with the aim of engaging in international exchange,” and those who “are at a conversational level but are highly motivated to improve their English.” Let’s get comfortable with English through everyday conversations with our residents! ♪

This is my first time living in Japan. Is it okay if I don’t speak Japanese? Also, is there any support available if I run into trouble? We at Eight Nest are an international exchange house that welcomes people from all over the world. It’s okay if you don’t speak Japanese, but you’ll need to understand and follow the local rules set by each house and the surrounding area. In addition to Japanese, we provide support in English and Chinese. If you encounter any difficulties, rest assured that your housemates from various countries and our staff will be there to help you.

Is there an age limit for moving in?

At this time, we do not have a specific age requirement. We conduct our screening process based on factors such as your motivation and desire to live in a shared house, as well as your communication skills.

How do I book a room?

Please apply via the application page on our website (link to the application page) or using the tenant application form we have sent you. After reviewing your application, we will send you an invoice for the contract deposit and the lease agreement. Please transfer the contract deposit to the designated bank account within 3 days of the invoice being issued. Your room reservation will be confirmed once we have verified receipt of the payment. *Please note that any transfer fees are the responsibility of the customer. *Please be aware that if payment is not confirmed by the due date, your application will be canceled.

Is short-term occupancy available?

Yes, stays are available for as short as one month. However, please note that for stays of less than three months, the rent will be 20% higher than the standard rate.

Is there anything I need to prepare myself when moving in?

Each house is fully equipped with the necessary cooking utensils and appliances for the common areas, and the private rooms come furnished with desks and beds, so all you need to bring are personal items such as clothes, a toothbrush, and cleaning supplies for your room. Basically, you can move in with just one suitcase!

Please tell me what items are not allowed in the room

The following is a list of household appliances that are not permitted in the room.
*As a general rule, you may not bring items into your room that are identical to those provided in the shared areas of the share house.
Refrigerators/freezers, washing machines, microwaves/toaster ovens, heating and cooling appliances such as kotatsu and fans, televisions *Monitors for work or study are permitted, kettles, rice cookers, and other household appliances

How much are the initial costs?

The initial costs for moving into a shared house are as follows.



① Contract processing fee: 20,000 yen

② Security Deposit: 30,000 yen (Provided there is no significant dirt, damage, or items left behind, 10,000 yen will be deducted to cover cleaning costs, and the remainder will be refunded upon move-out.)

③ Rent: Varies by room.

④ Common Area Fees: 13,000 yen (Common area fees include internet, water, gas, and electricity charges; however, in some houses, electricity charges for individual rooms are billed separately: based on meter readings)

⑤ Futon rental fee: 8,000 yen (one-time fee; for those who wish to rent only; includes pillow, mattress pad, fitted sheet, and comforter)

⑥ Bicycle parking fee: 500–2,000 yen per month (optional; some houses may not have bicycle parking; includes motorcycle parking fees) Breakdown of initial costs

Will the initial fee be refunded if I cancel my reservation after making the payment?

If you cancel for personal reasons after paying the administrative fee and security deposit, neither the administrative fee nor the security deposit will be refunded.



If you notify us at least 8 days prior to your scheduled move-in date: We will refund the rent.

If you contact us 7 days or less before your scheduled move-in date: No refunds will be issued, including the rent.

How many months in advance can I book a room?

Can I specify a Saturday or Sunday as the move-in date?

We are open on Saturdays, but we are closed on Sundays and holidays.
Move-in must be conducted in the presence of a staff member. Staff are available to assist during our business hours, from 11:00 AM to 5:00 PM (last check-in).
If you are unable to move in during our business hours due to unavoidable circumstances, please contact us to discuss alternative arrangements.

Where do I go to complete the contract process?

This will be done at the house on the day you move in.
However, if you need to complete the contract procedures before your move-in date, you can do so at our office. If you check in on your own without a staff member due to unavoidable circumstances, we may ask you to complete the contract procedures online at a later date.

What do I need to bring when signing the contract?

[For Foreign Nationals] Passport, Residence Card, Emergency Contact (Someone living in Japan who speaks Japanese; any nationality)
[For Japanese Nationals] Identification document; emergency contact and joint guarantor (a family member or your supervisor at work, etc.)

Is it possible to renew the contract?

Renewal of your lease is possible upon mutual agreement between you and our company. However, renewal may not be possible depending on certain circumstances. If you are considering renewing your lease, please contact an 8Nest staff member as soon as possible!

Is there a deadline for renewing the contract?

The lease term is one year. If you wish to move out, please submit a request using the move-out application form provided at the time of move-in at least one month prior to your move-out date.

What should I do if a problem arises?

In case of an emergency, please contact the police or fire department immediately. (Examples: Fire, robbery, intruder, or if you feel your life is in danger)
If you encounter any other serious issues regarding life in the shared house, please contact us. Depending on the nature of the issue, we will take immediate action to resolve it.

Can I invite friends, family, or my partner to the house, or let them stay over?

We apologize, but we do not permit anyone other than the resident to stay at the house.
This is for the sake of privacy, security, and consideration for your housemates.

However, you are welcome to visit the greenhouse!
Non-residents may stay at the house from 9:00 AM to 10:00 PM.
Please note that men are prohibited from entering women-only houses and women-only floors at all times. We appreciate your understanding and cooperation.

Can I live with my partner (spouse, family)?

We do not accept couples or married couples as residents in our shared house.
*Couples and married couples are welcome to stay in our apartment-style rooms.

Who is responsible for cleaning and taking out the trash?

Residents are responsible for cleaning the house and taking out the trash, working together with their housemates. Cleaning and trash disposal are handled on a rotation basis, with each resident assigned a specific area to clean. Trash duty is also assigned by day of the week, and the resident on duty is responsible for taking out the house’s trash.
*Please note that some properties outsource cleaning and trash collection services to third-party providers. Additionally, a separate fee applies for trash collection.

Is there a curfew?

There is no curfew, but after 10:00 PM, please be mindful of your footsteps and other household noises so as not to disturb your housemates’ sleep.

Is smoking allowed?

Smoking is prohibited throughout the entire Eight Nest facility. Please use the outdoor smoking area.

Is it possible to move to another Eight Nest share house or to a different room within the same house?

You may move by paying the relocation fee (see below). Please submit your request at least one month prior to your desired move-in date. We will contact you separately if you wish to move rooms, at which time you will be asked to submit a relocation request form.

・Moving to a room in another house: 15,000 yen
・Moving to another room in the same building (before moving in): 3,000 yen
・Moving to another room in the same building (after moving in): 5,000 yen
・Moving from the 8NEST Kawaramachi Imadegawa Apartment to another 8NEST shared house: 35,000 yen (10,000 yen moving fee + 25,000 yen cleaning fee)

Is it possible to enter into a corporate lease for employee housing?

Yes, that’s possible. Please feel free to contact us.

Can I register my residence at the house I’m moving into?

That is possible.

Please tell me what procedures I need to follow when moving out.

Please contact us using the “Move-Out Request Form” we provided when you moved in.
We will send you an invoice for the rent for the month of your move-out, calculated on a pro-rata basis. Additionally, our staff will conduct an online inspection of the unit on your move-out date, so please ensure the unit is cleaned by the move-out time.


・Rent will continue to accrue for one month after you submit your move-out notice. Please be sure to submit your notice at least one month prior to your move-out date.

・If your move-out date is already determined at the time of move-in, please enter it on the move-in application form.

・If the unit is left in a significantly dirty or damaged condition, or if items are left behind at the time of move-out, we will deduct the costs from your security deposit. Additionally, we may charge you separate fees.

・The security deposit will be refunded to the tenant’s Japanese bank account or PayPal account around the 15th of the month following move-out. Please note that we do not issue cash refunds or transfer funds to overseas bank accounts.

・Please be sure to submit a change-of-address notification to the post office before moving out. If mail addressed to you is delivered to the house after you have moved out, we will not store or forward it. As a general rule, such mail will be discarded, so please do not forget to complete this procedure before moving out.
